Client: Private Property Owners | Project Type: Asbestos Roof Replacement to Colorbond
The Situation
Our client on the Gold Coast needed urgent help with a deteriorating asbestos roof and gutters. The asbestos had become brittle and dangerous, creating significant health risks and no longer meeting modern cyclone/wind ratings. Even routine maintenance had become risky and complicated. The family wanted the job handled safely, in accordance with all regulations, and with a long-term, future-proof result.
Our Approach & Solution
We began with careful site safety—installing edge protection around the home and using a crane for all lifting and removal tasks. As licensed asbestos professionals, our team managed the safe removal of the asbestos roof and gutters in full compliance with Workplace Health & Safety (WHS) and Queensland regulations. All required removal control plans, clearance certificates, and neighbour notifications were provided.
After air monitoring and site clearance, all asbestos was removed from the property. This eliminated ongoing contamination risks and ensured peace of mind for the client.
Once clear, we supplied and installed brand new Colorbond corrugated roof sheeting on both the house and the outdoor pergola. Under the roof, we added 80mm foil-faced insulation for improved energy efficiency and comfort. We also replaced the old gutters with approximately 30 lineal metres of M-Type guttering, including all necessary accessories.
Outside works included:
- Removing and reinstalling rear shade sail brackets after roof installation
- Removing and reinstalling the existing Solar Hot Water system with a qualified tradesman
- Replacing the top dome of the skylight with new flashings
- Fitting a 320mm Solar Ventilation Fan with all required flashings
Every detail was covered, right down to dry pans for penetrations and robust roll-top ridge capping.
Why Colorbond?
Replacing asbestos with Colorbond provided the property with lasting safety, compliance, and visual appeal:
- Safety: Permanent removal of asbestos eliminates all future fibre exposure risk
- Compliance: Meets modern building and cyclone standards required in QLD
- Durability: Colorbond is built for local climate extremes; it won’t crack, shatter, or degrade like asbestos
- Energy Efficiency: Thick insulation and a solar ventilation fan reduce internal heat and air conditioning demand
- Insurance Benefits: Lower premiums and easier approval versus asbestos roofs
- Property Value: Modern roof makes the home safer, easier to insure, and more attractive to buyers and lenders
- Solar-Ready: No regulatory hassle with solar upgrades or repairs

MRA Roofing & Construction handled all building approvals and paperwork, including actioning the Queensland Home Warranty Scheme (QHWS) on the client's behalf. The work is covered by both Industry Standard Workmanship Warranty and a Standard Product Warranty.
Project Outcome
By the end of the project, the home was asbestos-free, up-to-code, and protected by a modern, attractive, low-maintenance roof designed for Queensland conditions. The upgrade delivered total peace of mind, enabled future improvements, and enhanced both safety and value for the client.
