Residential Roof Replacement - Bilinga, QLD

Client: Private Property Owners | Project Type: Defect Rectification & Full Roof Replacement

MRA Roofing & Construction was engaged to deliver a complete roof replacement on two newly developed, four-storey residential properties in Bilinga, QLD. The original roofing contractor had failed to complete the works to code, leaving both homeowners exposed to compliance issues, water-ingress risks and ongoing maintenance concerns. MRA was brought in as the trusted rectification specialist to assess, plan and execute a fully compliant, long-term solution.

The Challenge

The properties required a full review and replacement of roofing components that were not installed to Australian Standards. With both homes positioned side-by-side and only metres from the coastline, the project also demanded materials and installation methods suited to a harsh, salt-laden environment. Restricted access, height, and residential occupancy added further complexity.

Our Solution

MRA conducted multiple detailed inspections and assessments throughout the works to ensure the final solution met all compliance and performance requirements.

The team safely removed and disposed of the existing roof sheeting, fixings, sarking, insulation, cappings and flashings. We supplied and installed new compliant .42 BMT Kliplok Ultra roof sheeting paired with 60 mm anticon insulation laid over the existing substrate. All roof penetrations were thoroughly weather-sealed and brought up to code.

Safety anchor points were also removed and replaced with new certified systems, including inspection points to support ongoing maintenance and safety compliance.

Products, Equipment & Site Management

To deliver the project safely and efficiently, MRA utilised:

  • Cranes, scissor lifts and skip bins for removal and installation
  • Safe disposal of all waste materials
  • Traffic control and directional management
  • Temporary loading and unloading zones on the street frontage
  • Personal fall-arrest and edge-protection systems
  • Temporary weatherproofing to prevent water ingress during construction
  • Clear, ongoing communication with residents for vehicle movement, deliveries and access requirements

Benefits for the Homeowners

The newly installed roofing system now meets all relevant Australian Standards, the National Construction Code and local authority requirements. Materials were selected for superior performance in coastal environments, reducing thermal absorption and boosting the reflective index for improved energy efficiency. The result is a durable, compliant and weather-tight roof built to withstand the region’s breaking surf conditions.

Project Outcome

Despite minor weather interruptions due to high winds and rain, the MRA team completed the project within the scheduled four-week timeframe. The homeowners now have peace of mind knowing their properties are protected by a high-quality roofing system installed by accredited professionals.

This project reflects MRA Roofing & Construction’s commitment to quality workmanship, safety and reliable project delivery—especially when rectifying complex, non-compliant work left by others.
