Project Overview
When the Primary School at Booval in Queensland needed a major roof overhaul, MRA Roofing & Construction was brought in to deliver a modern, compliant, and long-lasting solution. The project involved a complete roof replacement, addressing years of corrosion, compliance issues, and ongoing maintenance concerns brought about by the local environment.
Challenges Identified
The old roof presented a number of significant challenges. Corrosion had impacted the roof sheets, joins, flashings, screws, and dektites, leading to compromised weather protection. Most of the silicone sealant had deteriorated, making the structure more vulnerable to leaks. The school’s foam gutter guards were trapping more moisture than they prevented, which promoted rust and added to maintenance headaches due to heavy tree debris in the area. In addition, several roof penetrations for air conditioning units and PVC pipes were not compliant with the current building standards, further risking water ingress and structural issues. It was clear the roof had reached the end of its service life and required urgent attention.
Solutions Delivered
Our approach started with the careful removal of approximately 424m² of corroded roof sheeting and aged insulation, ensuring the underlying roof structure could be properly accessed and upgraded. We reinforced the structure by re-tying down the roof, bringing it up to current Australian Standards (AS Standards) for durability in Queensland’s challenging weather.
Next, MRA supplied and installed new Colorbond Corrugated profile roof sheeting in .48 BMT, chosen for its strength and resilience. For improved thermal performance and condensation control, 60mm Heavy Duty Anti-Con insulation was laid under the new sheeting.
To modernise and secure the roof further, we installed new flashings, ridge capping, and custom-fabricated dry pans at all major penetrations (such as AC units and PVC pipes), ensuring complete compliance with regulation. Outdated foam gutter guards were replaced with a modern system tailored to the school's environment, accompanied by a maintenance plan for ongoing management of tree debris.

Safety and Logistics
Safety and minimal disruption were paramount. All works were scheduled during the school holiday period, keeping students and staff clear of the site. Heavy lifting was completed with a crane for efficient removal and installation of roofing materials. Temporary edge protection and fencing secured all work-at-height and material storage zones. At project completion, all debris and rubbish were removed, leaving the grounds clean and ready for the school’s return.
